Primary market sales rose 25% even with mortgage rates at 7.40%

Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. That is a three-year high. Yet the Real Estate Data Aggregator counted 1,647 homes sold across the Primary market in the three months ending August 31, 2026, up 25% from the same months of 2025. Higher rates did not stop deals. They do make your price and payment choices matter more.

More sellers showed up too. The Real Estate Data Aggregator counted 1,939 new listings in the Primary market, up 12.9% from a year before. And 2,144 homes were for sale, up 11.8%. Buyers had more to choose from. That is a real shift from the past few years.

Pending sales in the Primary market reached 1,581, up 16.1%, according to the Real Estate Data Aggregator. That tells you the pipeline is full. Deals agreed now will close in the weeks ahead.

The national picture adds context

The National Association of Realtors reported 3.99 million existing-home sales nationally in September 2026. Nationally, prices were up just 1.3%. So the Primary market's 25% sales gain stands out against a quieter national backdrop.

Nationally, the typical homebuyer's monthly payment hit $2,777, one of the highest levels on record, according to Redfin. That squeeze is real. It puts more weight on getting the list price right here at home.

Prices: some ZIPs dipped, some climbed

ZIP 35773 saw the biggest price gain. The Real Estate Data Aggregator put the median sale price there at $319,990, up 15.1% from a year before. But days on market in 35773 rose 17 days, and months of supply climbed to 6.1. Price gains and slower sales can sit side by side. That is worth watching.

In ZIP 35758, the median sale price dipped 2.5% to $396,450. Yet sales there rose 38.3% and homes sold in just 43 days on average. A small price dip did not slow buyers down.

Supply: most ZIP codes tightened, one loosened

The Real Estate Data Aggregator showed months of supply falling in most ZIP codes. ZIP 35756 dropped a full month to 3.4. ZIP 35749 also dropped a full month to 3.8. ZIP 35758 fell to just 2.8 months. Tighter supply tends to keep prices from falling far.

ZIP 35773 went the other way. Supply rose 1.6 months to 6.1 months. That is the only ZIP in the Primary market where supply is clearly in buyers' favor. If your home is in 35773, pricing carefully matters more than in most other ZIP codes here.

Sale price as a share of list price

Across every ZIP code, sellers got close to their asking price. The Real Estate Data Aggregator put the sale-to-list ratio between 98.5% and 99.4%. ZIP 35824 led at 99.4%. ZIP 35613 was lowest at 98.5%, down 1 point from last year. That small drop is worth noting if you are pricing in 35613.

In short
  1. The Primary market sold 1,647 homes in the three months ending August 31, 2026, up 25%, even with Freddie Mac's 30-year rate at 7.40%.
  2. More listings arrived, more homes sold, and pending sales rose 16.1%.
  3. Prices dipped slightly in some ZIP codes and rose in others.
  4. The fastest ZIP code closed nearly half its homes within two weeks.
  5. Supply tightened in most areas, except ZIP 35773 where it rose.
  6. One street can read very differently from its whole ZIP code.
